Plans to build house in Draycott garden are approved

Plans to build a detached house in the garden of a home in Draycott have been given the go-ahead.

A planning application for the building of a new three-bedroom detached dwelling house at The Cottage, Wells Road, Draycott, had been submitted to Mendip District Council by Mr and Mrs Hunter.

The site is the rear garden of The Cottage, which is located between the A371 road to Cheddar and School Lane.

The application sought full planning permission for the building of a timber-framed, three-bedroom house with access from School Lane.

It will have a similar alignment to the dwelling to the south east, but it will have a single-storey modern projection to the front.

The materials include lime render coloured to match the local stone, some timber cladding and a clay pantile roof.

Rodney Stoke Parish Council backed the proposal and in approving the plans, the Mendip officer's report said: "The boundary wall to the north west will be built up to reduce overlooking of the neighbour's garden.

"There will be some shadow cast later in the day over the garden of The Dairies to the north-west but it is not considered significant enough to warrant refusal of the application, especially given the size of the plot belonging to that property.

"The existing dwelling (The Cottage) has its own vehicle access and parking to the front, southwestern side.

"There is an existing pull in where cars currently park in association with the site to the rear, north-east.

"This area will be improved by removing an existing outbuilding and a small section of wall so that the full width of the site fronting School Lane will be open.

"While the visibility will be below the standard prescribed by standing advice, it is considered acceptable given this is an existing access arrangement, and the lane is narrow so traffic speeds are likely to be slower than the 30mph speed limit on this unadopted road."

Erection of two-storey side (east) extension and internal alterations, with the demolition of existing rear (north) garage at Fair View, West Lynne, Cheddar, has been applied for by Mr and Mrs Toogood.

Planning applications in the Cheddar area that have been decided this week include:

Erection of single-storey side (south) extension at Harts, New Road, Stone Allerton, by Ms Crossley has been approved.

Application to determine if prior approval is required for the erection of a single-storey extension to the rear (south west) elevation extending 4.6m from the rear elevation, existing conservatory to be demolished at 6 Yeo Close, Cheddar, by Mr P Stephens has been approved.

Erection of single-storey front (south) extension to existing extension and proposed alterations to existing single storey front (south) extension including the replacement of existing roof tiles, new entrance lobby and external works at Ivy Cottage, Hind Pitts, Shipham, by F&B Heritage Planning and Design Support has been approved.

Application for approval of details reserved by conditions 6 (Ecology - Nest Boxes), 7 (Ecology - Bats), 8 (External Lighting) on planning consent 2019/1627/HSE at Brockhill Cottage, School Lane, Draycott, by Tim and Sarah Richens has been approved.
